Do I actually receive clear title on the property?

Yes. You can mortgage, sell, or pass your mountain home on to family.

Can I finance my quarter ownership purchase?

Yes. We have a major financial institution to provide financing for 75% of the purchase price.

Can I make my Delta Residences at Sun Peaks Mountain Home available for rent?

Yes. The Delta Sun Peaks hotel will manage all bookings, advertising, check-ins and clean up.

Will I have to pay GST on my quarter ownership purchase at the Delta Residences?

If you are planning on making your Mountain Condominium available for rent, you can obtain a GST number and defer the GST and it will not be payable upon completion. If you do not plan to make your resort suite available for rent then you will have to pay the GST on closing. The GST will become payable if your personal use exceeds certain limits prescribed by GST. Contact your accountant for additional details.

Who will own the mountain home with me?

People like you who want a mountain home without all the hassle associated with owning and maintaining it themselves.

What is the rental management split between management and owner?

The owners receive 60% of the gross rental revenue when their mountain home is rented. The revenue is pooled with other rentals and will be allocated on a schedule based on home size. The management company will retain 40% of the net revenue as compensation for rental services.

How often can I use my Delta Residences at Sun Peaks Mountain Home?

At least 12 weeks per year. Check-in will be on Friday so that you can use it for long weekends.

Can I buy more than one quarter by my self or my friends?

Yes. You can purchase up to four quarters. Purchase what you need to suit your needs.

Will I be able to write an offer with any subject to conditions?

No. All contracts are to be subject free.

When will I have to come up with a deposit?

Upon purchasing your new Mountain Condominium, a 10% deposit will be required. An additional 10% and 5% deposit will be needed prior to project completion in Summer 2007.
